Start with a consistent definition of the total property price. If it includes an unpaid amount the buyer will take on, that balance must be accounted for in the settlement.
Keep bank repayment, agreed seller fees and other deductions separate. Do not deduct the same obligation twice. The final settlement should identify who pays each amount and when.
