How to read the result

Four inputs. One clear assumption.

Total agreed property priceThe full property price, including any unpaid developer balance that the buyer will assume. Do not enter only a premium or the cash paid to you.
Unpaid developer balanceThe amount still owed under the payment plan that is included in the total price above.
Separate loan repaymentA distinct debt to be discharged from your sale proceeds. Exclude any amount already counted in the developer balance.
Other seller deductionsYour estimate of agreed fees, charges, adjustments and other amounts you will bear. No default commission or government fee is assumed.

The calculation

Price less deductions.
Then check the detail.

Estimated cash = total property price − developer balance − separate loan repayment − other seller deductions.

With the example figures, AED 2,000,000 less AED 700,000 and AED 35,000 leaves AED 1,265,000. That figure does not subtract your historic payments, so it is not your profit.

A negative result means the deductions entered exceed the price. It may indicate a cash shortfall or an input counted on the wrong basis.
