Who provides the service
Oqood.ae is operated by Cendale Documents Clearing Services FZCO, Trade Licence 78065 (IFZA). It provides independent administrative and document support relating to off-plan property in Dubai. It is not a government website or a DLD or RERA service.
The standard document check
The check reviews the relevant documents and details you provide. Its output is a plain-English account of what agrees, what needs clarification and the next practical question. The report should identify the documents and other sources actually used.
An official lookup or authority response is not implied by a document comparison. Where it is obtained, the report should describe the source, date and scope. Where it is not obtained, that limitation remains visible.
Express handling
Express prioritises the same core checking scope. The available turnaround is confirmed before payment. It does not expedite a government, developer or bank procedure.
Additional assistance
Missing-record follow-up, correction coordination, handover, title-deed and sale support are considered against the specific file. Any paid work is subject to an agreed written scope, fee, responsibilities and dependencies. Work requiring a particular authorisation or professional qualification belongs with the appropriate provider.
What the check does not cover
- A legal opinion, court representation, investment recommendation or valuation.
- A technical inspection or assessment of construction defects.
- A guarantee of authenticity based only on a supplied copy.
- A complete search for all restrictions, debts, claims or interests.
- An assurance that a purchase, resale or title-deed issue can proceed.
Your role and the roles of others
Provide accurate information and documents you are entitled to share. Tell the team about relevant deadlines, changed details and known financing or disputes. Official decisions and outputs remain with the responsible authorities or authorised channels. Developers, banks and other parties remain responsible for their own approvals and replies.
