How to get or download your Oqood certificate

Start by finding out whether the certificate has been issued. That determines which route can help.

The short answer

For an issued certificate, check the purchase email and ask the developer to resend the official file. DLD says its initial-sale output is emailed to the purchaser. For a pending application, request its reference and status; a download request cannot finish an uncompleted registration.

Search both the email used when buying and any later address supplied to the developer. Use the project name, unit, Oqood and registration reference as search terms. Include archived messages and spam.

Use the developer’s established contact route

Send the project, building, unit and purchaser name exactly as recorded in the SPA. Where the buyer is a company or there are joint buyers, identify that clearly. Ask whether the file has been issued, not simply whether someone has “processed” the paperwork.

A question you can use

Please resend the issued electronic Oqood certificate for [project / unit / purchaser]. Please confirm the registration reference and issue date. If it is not issued, please provide the application reference, submission date and outstanding requirement.

Can I download it from Dubai REST or MyDLD?

Use DLD’s authenticated owner services to inspect records available to your profile. Open MyDLD from the official DLD website or the official Dubai REST app, select the appropriate individual/owner route and check your property portfolio. If an electronic document is available there, use the offered viewing or download option.

The document options depend on the account and record. We have not established a universal “click these three buttons” download sequence that works for every buyer. If the record or download is absent, ask DLD which reference and profile correction are needed; the developer-issued output remains an important route.

For a submitted developer application, DLD also provides Real Estate Services Inquiry. An application-status result and a downloadable certificate are different outputs.

What if I am overseas or have changed my passport?

Tell the developer and DLD which identification was used in the purchase and which details have changed. Ask for the proper update procedure and accepted evidence. Do not open multiple profiles simply to try different spellings.

If someone acts for you, confirm the authority needed for that exact task. An adviser can help prepare the request without receiving your password or approving a UAE Pass prompt on your behalf.

Check and keep the received file

  • Compare the parties, project and unit with the SPA and later amendments.
  • Keep the original PDF and source message; do not overwrite it with an edited copy.
  • Note which party supplied it and when.
  • Follow up on inconsistent information through the verification route.

Questions people ask

Can I download Oqood with only a unit number?

Do not assume a public unit search grants access to an owner’s document. Owner records may require authenticated access, identification or authority.

Is a certificate copy the same as a free Oqood check?

No. The official file comes from the issuing or authorised channel. Our independent check reviews supplied documents and identifies questions; it does not issue a government certificate.

Should I pay a new registration fee to receive another copy?

First establish that registration exists and which copy or document service is needed. Do not assume the original percentage registration charge is payable again.
