The short answer
Use DLD Project Status Enquiry or the Project Status / Mashrooi service in Dubai REST. Search by project name or number and match the developer and location. This checks the project; it does not establish that your individual purchase is registered.
A short official-check workflow
- Take the project number from your purchase file if available. Otherwise use the exact project name.
- Search on the official DLD service and compare the returned developer, project and location.
- Read the status, completion information and any displayed update dates.
- Review available escrow information against the payment instructions you received.
- Keep the reference, result and date so your later question identifies the same project.
A tower name used in advertising may sit within a wider registered project. Ask the developer to map the brochure name, building and unit to the official reference if the match is unclear.
What does the result tell me?
| Information available | How to use it |
|---|---|
| Project and developer identity | Check that your purchase relates to the expected registered development. |
| Published status | Record the wording and date; ask about an apparent conflict with a developer update. |
| Completion information | Use as the dated information shown, not as a promise of your handover date. |
| Escrow details, where provided | Compare the stated project account with the relevant payment request; independently resolve differences. |
The result may not answer every question or display every field. Record an unavailable item as unavailable rather than treating a blank as approval.
Why a completion percentage is not a handover promise
A published progress figure and your unit’s readiness concern different questions. Ask about the developer’s current handover notice, completion approvals, inspections and your contractual milestones.
If a deadline is material to a finance or resale decision, obtain a written case-specific answer. Do not turn a percentage on a screen into a date calculation and present it as an official forecast.
How should I check a payment request?
Compare the project, beneficiary and account details with the appropriate official information and your contract. If payment instructions have changed, confirm the change through a known developer contact and the relevant official channel before relying on the message.
An emailed screenshot is useful context, but make the official enquiry yourself where possible. Registration fees, purchase instalments and independent service fees may go to different recipients; identify the purpose of each payment.
What this search does not establish
- Your unit’s buyer-specific registration.
- The seller’s authority to transfer your particular unit.
- That the property has no mortgage, restriction or dispute.
- That every payment request is genuine.
- That an Oqood certificate copy is authentic.
- That the property is ready to occupy or rent.
For your application or certificate, use the separate registration-verification workflow.
A question for a mismatch
A question you can use
Please confirm how [marketing project / building / unit] maps to DLD project [reference]. The official enquiry dated [date] shows [result], while your correspondence states [detail]. Please explain the difference and supply the supporting reference.
Questions people ask
Is a project listed in DLD proof my unit is registered?
No. The project record and your individual transaction are separate. Request the issued Oqood or relevant application evidence.
What if I cannot find the project name?
Try the official project number, confirm spelling and ask for the registered name. If the match remains unclear, ask DLD or the developer for clarification before relying on a similarly named result.
